Before the development

The property had been a student rental, run down but with acres of great space on three floors. There were two double bedrooms, one with a large chimney breast that limited the space, A further master bedroom with en suite which was in need of a overhaul, as was the lounge. There was a single door access to the garden from lounge which had been weather damaged. The kitchen was in bad repair and poorly laid out, and the patio garden was a dumping ground with a decking area that was home to a family of rats.

What we did

In general re-plastered walls and ceilings, installed new electrics, upgraded plumbing, decorated throughout. Décor was made neutral with White, black and greys. Highlight colours were added in soft furnishings. Wallpaper was also used to create feature walls. Building regulations were involved in the removal of chimney breasts and installation of patio doors in lounge.

Kitchen/ dining area

Re configured kitchen design to make best use of the space and also provide the client with an additional dining area. Mid range Gloss Black kitchen was installed with a made to measure wooden worktop and a top of the range Chrome spray tap. 'Baumatic' appliances were used throughout. Slate was used on the floor area and continued outside to the patio. A skylight was installed over dining area, new chrome dimmable spotlights replaced the old fittings, and an antique table was mixed with modern IKEA foldaway chairs in the dining area.

Lounge

The wooden floor was re furbished with a dark stain; slate was added onto the chimneybreast to create a focal point. The door to the patio was widened and new patio doors were installed. Introduced spot lighting, in the ceiling. Added key pieces of furniture and mood lighting

Bathrooms

Both were run down. A Walk in shower was created in the en suite with white Moroccan tiles and the existing bath in the family bathroom was re enameled, new sink and WC were installed. Slate was used for texture and created that extra 'wow' factor.

Chimneybreasts were removed to give extra space. Fitted wardrobes, were refurbished, as well as doors, windows and skirting's. Extra plug points installed to allow for bedside lamps.

Patio garden

Garden was cleared of all rubbish, rotting decking removed, ground leveled and covered with slate tiles
